If you receive a written management fee proposal from another agency, we'll review it and do our best to beat it - while maintaining the elevated, director-led service Ascension is known for.
Because better property management shouldn't come at a premium price - and cutting corners is never the answer.

What does "like-for-like" mean?
It means the services being compared must be equivalent in scope and responsibility. If another agency excludes services that Ascension includes, the fees are not considered comparable.
Does this mean Ascension is the cheapest?
No. Ascension is focused on value, not being the cheapest. The Fee Beat Promise exists to ensure fair pricing while maintaining elevated service standards.
Can Ascension always beat another agent's fees?
Not always. Some fee structures are unsustainable or rely on reduced service levels. In those cases, Ascension may decline to apply the Fee Beat Promise.
Does this apply to properties already under management elsewhere? The Fee Beat Promise applies when a prospective client is considering appointing Ascension Real Estate and provides the required documentation prior to appointment.
Are renters affected by this?
No. The Fee Beat Promise relates solely to management fees charged to rental providers and does not impact renter obligations or service levels.
How do I request a fee review?
Simply provide the copy of the written fee proposal from the other agency, and Ascension Real Estate will review it as part of your management discussion.

Eligibility
The Fee Beat Promise applies to new managements only and is available where a prospective client provides a current written management fee proposal from a licensed Victorian real estate agency.Like-for-Like Comparison
Any fee comparison is assessed on a like-for-like basis, taking into account the scope of services offered, inclusions, exclusions, service levels and responsibilities. Ascension Real Estate reserves the right to decline comparisons that are not comparable in nature.Management Fees Only
The Fee Beat Promise applies solely to ongoing management fees. It does not apply to letting fees, advertising or marketing costs, tribunal attendance, compliance services, inspections, lease preparation, or any other ancillary charges unless expressly agreed in writing.
Service Integrity
Ascension Real Estate will not compromise service quality, communication standards or compliance obligations to meet or beat another agency's fee. Where a proposed fee structure is deemed unsustainable or inconsistent with Ascension's service model, the Fee Beat Promise may not be applied.Discretion and Approval
All fee assessments and approvals are at the sole discretion of Ascension Real Estate. The Fee Beat Promise is not an automatic entitlement and may be withdrawn or declined at any time prior to the execution of a management agreement.Exclusions
The Fee Beat Promise does not apply to:Discount, rebate or promotional offers with time-limited or conditional pricing
Introductory or short-term fee reductions
Portfolio bulk discounts
Services offered below market value or outside standard professional practice
Documentation Requirement
Written evidence of the competing fee proposal must be provided prior to appointment. Verbal representations will not be accepted.
Final Agreement
All fees are subject to the terms outlined in the Ascension Real Estate Management Authority once executed. The Fee Beat Promise does not override contractual obligations contained within the signed agreement.
